Selling in Naperville · DuPage and Will Counties

Naperville buyers compare. A lot.

Naperville has a deep pool of buyers, and they shop carefully. Most have toured several homes in the same price range before they walk into yours, so the listings that stand out are the ones that look cared for, are priced against what's actually selling right now, and show well in the photos buyers see first.

The city stretches across DuPage and Will Counties, from older streets around the downtown Riverwalk to newer subdivisions farther south. Two homes a few miles apart can draw completely different buyers, which is why I price off the closest real comparisons rather than a citywide average.

What Naperville sellers should know

CommuteMetra's BNSF line stops at both Naperville and Route 59 stations, and I-88 runs along the north side of town. Buyers who commute into the city often ask about the walk or drive to the train first.
DowntownThe Riverwalk and downtown shops are a draw. If your home is close, that belongs in the marketing.
Two countiesPart of Naperville is in DuPage County and part is in Will County. Tax bills and the timing of your tax proration at closing follow your county, so I check which one applies before we talk numbers.

How I'd sell your Naperville home

A plan before anything else

We talk about your timing, what you want out of the sale and what buyers in your area are looking for right now.

Prep that pays

I give you a short prep list sized to how much you want to do, whether that's nothing, a little or a lot, and who you'd hire. No overwhelming to-do list.

Photos at the right moment

Professional photography and video, planned around the season and the light, sometimes months before you list.

Pricing on real comparisons

Your price comes from the closest real sales and current competition, not an online estimate.

Questions sellers ask

How long does it take to get my home on the market?

It depends mostly on photography and prep. Professional photos usually take 24 to 48 hours to come back, and the listing goes live once we have them. For some sellers that's a few days after signing; for others it's a few weeks while we get the house ready.

Do I need a real estate attorney in Illinois?

Yes. In Illinois, attorneys handle the contract review and the closing. After a contract is signed there's an attorney review period, usually five business days. I recommend choosing your attorney before an offer comes in.

Why do I give the buyer a tax credit at closing?

Illinois property taxes are paid a year behind, so at closing the seller credits the buyer for taxes owed for the time the seller owned the home. Your attorney calculates the exact amount; I can estimate it for you up front.

Will I know what's happening once my home is listed?

Every week I send my sellers an update with showing feedback and what's happening in the market around them: new listings, sales and price changes nearby.
