In Downers Grove, the lot can matter as much as the house.
Downers Grove has a mix of older homes, mid-century ranches and new construction, often on the same block. Builders and buyers both look at lots here, so part of pricing your home is understanding who is most likely to buy it and what they'll do with it.
Some sellers are best served by making the house shine; others by marketing the location and the land. I'll walk you through which buyer your home is really for before we spend a dollar on prep.

How I'd sell your Downers Grove home
We talk about your timing, what you want out of the sale and what buyers in your area are looking for right now.
I give you a short prep list sized to how much you want to do, whether that's nothing, a little or a lot, and who you'd hire. No overwhelming to-do list.
Professional photography and video, planned around the season and the light, sometimes months before you list.
Your price comes from the closest real sales and current competition, not an online estimate.
Showing feedback, new competition and nearby sales, every week until we close.
Questions sellers ask
How long does it take to get my home on the market?
It depends mostly on photography and prep. Professional photos usually take 24 to 48 hours to come back, and the listing goes live once we have them. For some sellers that's a few days after signing; for others it's a few weeks while we get the house ready.
Do I need a real estate attorney in Illinois?
Yes. In Illinois, attorneys handle the contract review and the closing. After a contract is signed there's an attorney review period, usually five business days. I recommend choosing your attorney before an offer comes in.
Why do I give the buyer a tax credit at closing?
Illinois property taxes are paid a year behind, so at closing the seller credits the buyer for taxes owed for the time the seller owned the home. Your attorney calculates the exact amount; I can estimate it for you up front.
Will I know what's happening once my home is listed?
Every week I send my sellers an update with showing feedback and what's happening in the market around them: new listings, sales and price changes nearby.
