One-of-a-kind homes deserve a one-of-a-kind plan.
High-end and distinctive homes have fewer true comparables, a smaller pool of buyers and a lot riding on first impressions. I plan every detail of how your home is presented, priced and shown, and I stay with you personally from the first walkthrough to closing.
One of the homes I have represented is 822 W Buena Avenue, a brick home on a double lot in Chicago's Buena Park with gardens, a big front porch and a glass conservatory, which sold for $1,450,000. Another is 1507 William Penn Drive in Naperville, which we photographed in full summer bloom ahead of a February sale; it sold at the highest price in its neighborhood at the time. Homes like this are planned well before they reach the market: when to photograph, what to highlight and who the likely buyers are.
How I sell a high-end home
Your goals, timing and how visible you want the sale to be, before anything else happens.
Professional photography, video, twilight and aerial images, timed to the season so the home looks its best.
With fewer similar sales, I look closely at what each comparable home really offered, not just square footage.
Visitors are scheduled in advance and buyers are asked to show their financing early.
Showing feedback, new competition and nearby activity every week until we close.

Questions I hear often
How do you price a home when there are few similar sales?
I look closely at each comparable home's lot, finishes, layout and condition, and at current competition, rather than relying on price per square foot alone. We review the reasoning together before choosing a price.
Can my sale be kept private?
We can talk through your privacy options, including how and when your home is marketed and how showings are scheduled, all within MLS rules.
Do you also help buyers looking for a high-end home?
Yes. I help buyers find homes in Chicago and the western suburbs, including homes that are not widely advertised, and I coordinate inspections and negotiations from start to finish.
When should I take photos?
Often earlier than you think. For homes with beautiful gardens or seasonal views, I sometimes plan photography months ahead of the listing so buyers see the home at its best.
