Commercial & Land · Chicago and the suburbs

Commercial property and land, handled with care.

Buildings, land and business properties sell to a different kind of buyer, and they are priced on different numbers. I represent owners and buyers of mixed-use buildings, self-storage, development land and other business properties across Chicago and the suburbs.

A good commercial sale starts with understanding what the property is worth to the right buyer: the income it produces, how it is zoned, what could be built on it and who is most likely to want it. From there we build a clear plan for pricing, marketing and due diligence, and I work alongside your attorney, accountant and lender from the first conversation to the closing table.

How I approach a commercial sale

Value it on the right numbers

Income, expenses, zoning, use and recent comparable sales, not a residential estimate.

Know what can be built

For land and redevelopment sites I look at zoning and likely uses, so we can market to the buyers who will value the property most.

Reach the right buyers

The MLS plus commercial listing platforms, investors I work with, and developers and builders who are active in the area.

Organize due diligence early

Leases, rent rolls, surveys, environmental reports and title questions gathered up front, so there are fewer surprises after you have a contract.

Coordinate to closing

I keep your attorney, lender and the buyer side moving on the same timeline, with regular updates to you.

Questions I hear often

Do you handle commercial property as well as homes?

Yes. Along with residential sales, I represent buyers and sellers of mixed-use and multi-unit buildings, self-storage, development land and other business properties in Chicago and the suburbs.

How is a commercial property priced?

Usually on the income it produces and what it could be used for, alongside recent comparable sales. Land is priced largely on what can be built on it, so zoning and access matter a great deal.

Can you help me buy a building or a piece of land?

Yes. I help buyers define what they are looking for, run the numbers, find on- and off-market opportunities and coordinate inspections and due diligence.

What is a 1031 exchange?

A 1031 exchange may let you defer capital gains taxes when you sell investment or business real estate and reinvest in another qualifying property. The rules and deadlines are specific, so I always bring in your CPA or tax attorney and a qualified intermediary before the sale closes.
