Selling in Chicago · Cook County

Selling in Chicago is a block-by-block decision.

From condos and greystones to two-flats and three-flats, Chicago homes sell to very different buyers, sometimes on the same street. Condo buyers ask about assessments and reserves, multi-unit buyers ask about rents and expenses, and single-family buyers ask about everything.

I help sellers figure out who the buyer is, get the right documents ready before we list, and price against the closest real sales.

What's my Chicago home worth? Let's chat

What Chicago sellers should know

CondosHave your association's assessment amount, what it covers and any special assessments ready. Buyers and lenders will ask early.
Two- to four-flatsInvestors want rent rolls, leases and expenses. I have a questionnaire that pulls all of this together before we list.
Transfer taxesChicago has its own transfer tax on top of the state and Cook County taxes. I'll walk you through what you pay at closing.

How I'd sell your Chicago home

A plan before anything else

We talk about your timing, what you want out of the sale and what buyers in your area are looking for right now.

Prep that pays

I give you a short prep list sized to how much you want to do, whether that's nothing, a little or a lot, and who you'd hire. No overwhelming to-do list.

Photos at the right moment

Professional photography and video, planned around the season and the light, sometimes months before you list.

Pricing on real comparisons

Your price comes from the closest real sales and current competition, not an online estimate.

Weekly updates

Showing feedback, new competition and nearby sales, every week until we close.

Questions sellers ask

How long does it take to get my home on the market?

It depends mostly on photography and prep. Professional photos usually take 24 to 48 hours to come back, and the listing goes live once we have them. For some sellers that's a few days after signing; for others it's a few weeks while we get the house ready.

Do I need a real estate attorney in Illinois?

Yes. In Illinois, attorneys handle the contract review and the closing. After a contract is signed there's an attorney review period, usually five business days. I recommend choosing your attorney before an offer comes in.

Why do I give the buyer a tax credit at closing?

Illinois property taxes are paid a year behind, so at closing the seller credits the buyer for taxes owed for the time the seller owned the home. Your attorney calculates the exact amount; I can estimate it for you up front.

Will I know what's happening once my home is listed?

Every week I send my sellers an update with showing feedback and what's happening in the market around them: new listings, sales and price changes nearby.
